Guide To Custom Modular Home Builders In NC

By Marsha Klein

If in the market for a new house, consider custom modular home builders in NC. Not to be confused with mobile homes, these structures are best compared with regular built houses. In many comparisons, they actually come out better.

You can choose from several hundred different floor plans. Some clients even take their plans and make their own modifications to have their own custom plan. There is a choice of finishes too. Things like tile or wood floors, granite counter tops, custom cabinets, and trey ceilings are all available.

This type of home is made of different modules. Once finished at the factory, they are covered and transported to the house site. Cranes put the modules into place on a foundation that has been laid previously. These modules can be placed side by side, end to end, and stacked. You can have any size and shape of house you desire. It is easy to make additions later on.

Using modules presents some advantages versus traditional site-built homes. The production is more green. Exacting standard are used as they are built in the factory. Less material is wasted. Since the exact amount of material needed is known, less waste occurs. Being built in a factory that is climate controlled also prevents common weather related set backs like mildew, mold, sun damage, or rust. It takes a shorter length of time to build them when compared to traditional sites. Simple structures are sometimes created in a few weeks. Even more complex designs are finished in 2 to 3 months instead of the typical year needed for more traditional builds.

Production is done under strict guidelines. An inspector is on site at the factory making sure all standards are met. They must meet all state and local building codes for the location where the modular will be erected. In many cases, they go well above the code requirements. Sometimes they are even stronger than on-site built structures.

They do have a few disadvantages. Since each room is transported by truck, room size may be limited. Some banks do not like to finance them. This is mainly because they are mistakenly comparing them to mobile homes rather than to traditional houses. Fortunately, this problem is becoming less evident as lenders are becoming better educated.

In most cases it is almost impossible to tell this house from a traditionally built one once the construction is complete. By being made so efficiently, you can save money on heating and cooling costs. The price is generally lower than a similar sized house built in the traditional manner.

To see if this is actually something you are interested in, take a tour of some model homes. Some will even let you tour the factory where they are made. Look over their existing floor plans to get an idea of what you would like in your plans. Professionals at the company are more than willing to help you through each step of the process. If you decide this is an avenue of building for you, be sure to get in touch with custom modular home builders in NC.
